Hobsonville Point is one of Auckland’s fastest growing suburbs, home to fresh and modern neighbourhood that’s been thoughtfully planned to include peaceful parks, numerous walking tracks, links to public transport and plentiful shops and eateries. Browse the artisan vendors at the weekend Farmers Market, shop to your heart’s content minutes down the road at NorthWest, Westgate or Albany shopping centres, and sample tempting treats from local restaurants and cafés. From a practical sense, all major supermarkets are within a short drive, as are a number of health and service providers. With the ferry and motorways close by, it’s easy to head into town, over to the Shore, or to explore local points of interest such as the wine region in nearby Kumeu.
One of the benefits of living in a Retirement Village is the reassurance you can feel knowing you have neighbours close by. For added safety, key areas of the village have security cameras in place. In the event of an emergency, Waterford’s villas and apartments are equipped with calls buttons to connect you to response services should you require urgent assistance. Your friends and family are welcome, and if they are visiting you in your apartment, there’s an intercom that lets you see and talk to your visitors before you let them in.
It’s the little details and thoughtful touches that add something special to everyday living at Waterford. Relish an entertainer’s kitchen with gorgeous stone bench top, a luxurious tiled bathroom with a premium vanity and cosy underfloor heating, and also quality tapware and handles throughout. The modern finishes are stunning – from the walls to the floors, a light and sophisticated colour palette is the perfect canvas for your own art and furniture.
To make moving in even easier, the homes at Waterford come with window treatments. All villas come with a single or double garage and most apartments include a secure basement carpark, with a handy storage locker, for as long as you are driving. Our Fitzroy apartments include a special move-in gift to you - a suite of Fisher & Paykel appliances including a washing machine, dryer and fridge freezer plus a tech package, so you can get assistance with setting up your phone, internet or TV so you can stay connected.

With more than 30 years of leadership experience across the Fast-Moving Consumer Goods (FMCG) sector in New Zealand and Australia, Tracey brings a wealth of leadership, operational and commercial expertise to Waterford. Throughout her career, she has led large and diverse teams, managed complex operations, and delivered improvements in financial performance, service standards and customer experience. Her expertise in budgeting, sales and strategic management provides a strong foundation for ensuring our village operates to the highest standards.
Beyond her professional achievements, Tracey is deeply connected to the local community. A Hobsonville Point resident since 2017, she is passionate about supporting the people and initiatives that make the area such a vibrant place to live. From volunteering to run vendor stalls at the Catalina Bay Farmers Market to participating in local initiatives such as Art Point and the community garden ramble, Tracey enjoys being actively involved in her community.
Tracey’s move into retirement village management is also deeply personal. She supported her own parents through the retirement living and care journey, from their initial move into a village, through needs assessments and the transition to dementia and higher levels of care, including navigating the complexities of funding.
Having experienced firsthand how overwhelming and difficult to navigate this process can be for families, Tracey understands the importance of clear information, genuine support and strong leadership. This experience inspired her to bring her professional skills into retirement living, where she is committed to guiding, mentoring and supporting residents and their families through every stage of their journey.

I have been a resident at Waterford Village since May 2024 and my wife and I love it here. I want to compliment Oceania on the level of services provided and how well the village is run. The staff and management are all without exception very professional and really friendly. The gardens and maintenance are exceptional and a credit to the village. We look forward to these standards continuing into the future. We recommend Waterford to all our friends and already have had some move into the new Fitzroy block, and they are very pleased they made the decision to join us.
