Find Your Place at Waterford

Discover the perfect blend of location, community and design with boutique retirement living in Hobsonville Point.

  • Suburban Paradise

Waterford is truly spoilt when it comes to location. With sweeping views of Herald Island, the upper Waitemata Harbour, and across to the Waitakere Ranges, there’s an outlook to be enjoyed in every direction. The village itself is framed by lush green spaces – local reserve land, with easy walking tracks, surrounds most of the village. Across the road is Hobsonville Point Park, a tranquil space dotted with established trees, a playground for the grandkids and home to a local institution - the Catelina café. The village is nestled in a peaceful residential area, whilst having easy access to the motorway just around the corner and buses and ferries close by.

  • Premium Boutique Living

Part of what makes Waterford so special is its boutique size, big enough to boast an array of amenities, yet small enough that you soon get to know your neighbours. The beauty of living at Waterford is that it’s easy to navigate to The Lodge from wherever you are in the village, and equally, with easy links to the local community, you can continue to pursue your hobbies, interests and relationships outside of the village too. From the layout, colour palette and quality finishes, Waterford has a distinctive look, a sophisticated feel, and is a place that you’ll be proud to call home.

Right from the start, the residents have cultivated the village culture, and by resident vote, Waterford was presented Oceania’s 2024 ‘Better Resident Experience Award.’ Our new residents are warmly welcomed by their neighbours and there are plenty of ways to meet friends with regular games of mahjong, 8 ball pool, darts, table tennis, outdoor bowls and cards. The Lodge

The Lodge

The Lodge is a standout feature of Waterford, it’s the centre of our community, and something that makes us truly special. Equipped with resort-like amenities, there are plenty of outlets for socialising or quiet time dependent on your mood. A versatile space, the main lounge and dining area can be transformed into a venue for village-wide events such as themed dinners or our annual craft market. Other more intimate rooms, such as the library and the fireside lounge, are the perfect place for small gatherings or savouring a quiet cup of barista-made coffee and one of the delicious baked goods made on site.

Finding Her Stride at Waterford

 Margaret Waterford Web Res

When Margaret moved into Waterford Village, she remembers waking one morning with a quiet sense of certainty. I’m really happy, she thought. I feel like I’ve made the right decision. A year on, that feeling hasn’t changed.

“It’s hard to believe how quickly I settled,” she says. “Everything about the village is comforting and welcoming.”

For Margaret, comforting doesn’t mean slowing down. She swims regularly, attends water fitness and strength and balance sessions, and enjoys the social rhythm of village life. “One of the best parts is meeting new people and connecting with neighbours,” she says. “The spirit is warm and inclusive.”

Beyond the village gates, the wider Hobsonville Point neighbourhood offers cafés, coastal walkways and easy ferry access into the city. But it’s the sense of security at home that matters most.

“The staff are caring, professional and accommodating,” she says. “They make me feel safe living here.”

That security has given her freedom. “How wonderful to lock up and disappear on another adventure,” she says, “knowing my home is secure.”

Margaret’s week is full - time with neighbours, regular activities, and her longstanding volunteering. Life hasn’t narrowed; it’s expanded in ways that feel manageable and meaningful.

“I have 100% made the right decision to move into Waterford,” she says.

Today, she isn’t reflecting on a move she made. She’s living well in a community that supports her independence, connection and active lifestyle - and she has no intention of slowing down.
